You are one of 129 owners of the common property of this neighborhood. You have a legal interest in the property, as you are a part owner of the parking lots, pathway lights, electrical plugs, sidewalks (on common property which provide access to the units), grassed areas, and the trees which are not located on your own property. Thus, you share in the costs of common property services and share in the expenses to maintain and repair the common property. Monthly fees are obligatory and are used for the general upkeep of our property. Snow removal and lawn mowing on common property is a shared expense and even though your own lawn is on private property, your monthly fees cover the cost of cutting all homeowners' lawns.
Each owner is responsible for the upkeep of their own home, in addition to the shared responsibility of the common property.
All owners are members of the Townes of Monterey Court III Home Owners' Association, even though your front and back yard is private property. You are represented by a volunteer Owners' Committee, who are elected at the yearly Annual General Meeting (AGM) held every year in May or June. The Committee is comprised of 5 owners, of which there is a President, Vice President, Secretary, Treasurer, and one other committee member. All owners are invited to attend the AGM in person or by a designate with your signed proxy. Renters are welcomed to attend and only need the owner's proxy to do so.
