Estate Settlement for Renters

If you don’t have real estate to sell as part of the estate, fear not. This package offers the same great service at an affordable price for executors and their estate administration support (estate lawyers, trust officers, etc.). Since 1956, we’ve established ourselves as experts in providing solutions for executors and their agents.  Included in this package are project management services to keep you on track, transition services for estate settlement and we’ll help you manage the 3rd party services as desired.


In general, this package is not available to those with property to sell who choose not to use our Brokerage to sell the real estate.  Over many years, we’ve learned that we often cannot properly manage a successful estate settlement project if a third-party realtor is selling the real estate.  Very simply, a third-party agent’s interest and experience are only related to selling the property.  They are neither equipped, interested nor financially accountable for making sure all of the elements of the estate settlement are seamless.  More often than not this leads to miscommunication and added stress and expense for you. You’re more likely to be unhappy.   When we sell property for an estate as part of our real estate and estate settlement package, our real estate commission supports your estate settlement services and helps guarantee your satisfaction across the many non-real estate activities we will perform and manage for you. If something doesn’t go well we have the financial resources to make it right and ensure your satisfaction.

What does the process look like?

  1. Needs & Contract Discussion - First, you’ll meet with our leadership team who will listen to you and help you to determine your high level goals and plan of action. If you agree, you will sign a contract at this stage.

  2. Appraisals for Probate - We will prepare a certified general contents appraisal so the probate applications can be completed and your official status as executor of the estate is recognized by the Ontario court so that you may begin settling the estate on behalf of the deceased.

  3. Project Discussion & Planning - Our team lead will meet with you to listen and review your goals as they relate to the Will and estate settlement.  They will then outline a plan that will deliver on your goals and get your feedback before taking action.

  4. Project Execution - Your Team Lead & Transition Specialists will oversee all elements of the process so that you can focus on what matters: you, your family, the other professionals involved in the estate, your stakeholders, and the beneficiaries.  We manage the sorting, packing, cleaning, shipping, selling, donating, and disposal of the personal property.  We also schedule and manage any required third parties, such as auctioneers, shippers, cleaners, and waste disposal companies.

  5. Invoicing and Client Feedback - Once your downsize has been completed with you moved and your previous home sold and closed, we discuss the outcome with you. Because we managed your downsize from end to end, we take full responsibility for your end to end satisfaction.
