Buying another property means coordinating a purchase as well as the sale of your current home. Consider condo fees, property taxes, maintenance responsibilities, accessibility, and whether you want to continue owning real estate.
A life lease
You buy the exclusive right to occupy a suite for life. Under Ontario law you are neither a tenant nor a property owner. You pay a lump sum at fair market value plus ongoing monthly fees.
Usually developed by a non-profit or community organization, and often priced below comparable condos. Most Ontario life leases use a market-value model, so any gain or loss on resale belongs to you or your estate. Have a lawyer review the agreement before signing.
A land lease community
You own the home but lease the land it sits on, paying a monthly land rent.
The land rent continues for as long as you own the home.

Most families underestimate both the volume and the value of what’s in the house.

Items worth selling go through online auction via our MaxSold partnership, which reaches far more buyers than a driveway sale and handles pricing, listing, and pickup. Our auctions and contents service runs that end to end. Usable furniture and household goods that won’t fetch a meaningful price are donated. Anything genuinely at end of life is disposed of properly.
