Standard homeowner insurance policies stop covering vacant properties after thirty days of non-occupancy, which means a single unreported leak or break-in can become an uninsured loss the executor is personally responsible for. Our team handles weekly property checks, coordinates seasonal maintenance (heat, snow clearing, lawn care), supervises any repair work in progress, and ensures the home is staged and showing-ready when it goes to market. We work directly with the estate’s insurance broker to make sure vacancy permits are in place and renewed on time. Every visit is documented. Every issue is flagged the day it appears. The executor receives one weekly update and zero out-of-pocket invoices, with all costs reconciled at closing under our standard interim funding model.
