Since 1956, we’ve established ourselves as experts in real estate, downsizing, and estate settlement. and that’s why our original and most popular package takes care of everything you need.. Full Service means that we become an integral partner alongside you or your loved ones, to manage the many details and alleviate the stress of downsizing or estate settlement.  Whatever your needs are, we pride ourselves on our experience and compassion in guiding and supporting you through every step. We’re there with you, from the very first contents appraisal to helping you choose and plan what to take to your new home, to the sale of the home, and virtually everything in between. 

 

Your Gordon’s Team Lead will meet with you (and/or those important to you like your POA) to create a custom plan that delivers the peace-of-mind of knowing that you’ve got an experienced team managing the details. Every plan is unique to the needs of each individual customer and always includes a smooth move from A to B and the sale of your previous home.

  1. Require downsizing or executor support & guidance - We know downsizing for yourself or a loved one, or even being named as an executor, can be an intimidating process. We’re here to support and guide you every step of the way. Our full-service package approach streamlines the process, simplifies decision-making for you, increases financial returns, and supports you in making necessary decisions to move forward, without being pressured.

  2. Feel overwhelmed about where to start - It’s completely understandable.  Most of our clients have lived much of their life in the same home (or are an executor living at a distance from their fiduciary responsibility) and find the thought of starting the process overwhelming,  That’s where Gordon’s can help. By choosing our full-service package, we’ll manage everything on your behalf (for no additional fee!) to reduce risk, complexity, work, and waste. This means an easier, faster, and guaranteed process for you with predictable and positive outcomes.

  3. Your family or loved ones are at a distance - Managing the moving parts involved when those important to you are local is difficult enough.  The challenge is amplified if you and your family are miles apart. We regularly take instructions from or communicate with family trusted parties all over the world. They don’t need to be local to be part of the process. 

  4. Want to avoid DIY stress - Doing it yourself (DIY), may seem like a good option but one of the most common things we hear from clients that come to us having taken this approach first, is that this can result in unforeseen and significant consequences to your health, family, lifestyle, and finances! With Gordon’s, you can still do as much of the project on your own as you want!  The difference is, provided we’re entrusted to sell the home, you’ve got as much of our expert project planning and process advice as you want, for free, every step of the way.

  5. Don’t want to manage this alone - It’s common to think that you have to manage this process yourself, but that’s not the case. When you choose our full-service package, you’re getting a  team to support you and provide expertise as you navigate this process.

  6. Want a timeline for completion - We’re experts in keeping the many activities involved on track.  We typically complete a full-service package in 90-180 days from signing the contract. However,  this is ultimately determined by the pace you want to take. We work with you to do what's right for you, because that’s what matters. We won’t rush you or slow you down.

What does the process look like?

  1. Needs & Contract Discussion - First, you’ll meet with our leadership team who will listen to you and help you to determine the right plan of action. If you agree, you will sign a contract at this stage.

  2. Project Discussion & Planning - You will meet your team lead, who will explain the scope of the project to you and outline the plan that we developed based on our initial discussion and listen for your input..   

  3. Project Execution - Your Team Lead & Transition Specialists oversee all elements of the process so that you can focus on what matters: you and your loved ones. We manage the sorting, packing, cleaning, shipping, and disposal of any items that you won’t take with you to your new home.  We also schedule and manage any required third parties, such as movers, cleaners and waste disposal companies.

  4. Real Estate - Our Real Estate  & Estate Services Team determine the best way to market your home, and prepare it for sale. Once you agree with our approach, we list the home and manage the sale process. . 

  5. Moving into your New Home - Your Team Lead and Transition Team will move your belongings into your new place, and ensure everything is settled just the way you want it. This can happen either before or after your home is sold.

  6. Invoicing and Client Feedback - Once the plan is complete, we discuss the outcome with you.  As we have managed the end to end process, we take responsibility for your complete satisfaction.

Downsizing Only Package

If you don’t have a home to sell, fear not. This package offers the same great service at an affordable price for you or your loved ones. Since 1956 we’ve established ourselves as experts in downsizing and estate settlement, so we know what it takes to get the job done. Included in this package are project management services to keep you on track, transition services for downsizing or estate planning, and we’ll help you manage the 3rd party services as desired.

 

In general, this package is not available to those with a home to sell who choose not to use Gordon’s to list their property.  Over many years, we’ve learned that we often cannot properly manage a successful downsizing project if a third-party real-estate agent is selling the home.  Very simply, a third-party agent’s interest and experience is only related to selling the house.  They are neither equipped, interested, or financially accountable for making sure your transition is seamless.  More often than not this leads to miscommunication and added stress and expense for you. You’re more likely to be unhappy.   If we sell your house as part of our full-service package, our real estate commission supports your transition services and helps guarantee your satisfaction across the many non-real estate activities we will perform and manage for you. If something doesn’t go well we have the financial resources to make it right and ensure your satisfaction.

 

This package can be a great fit if you or your loved ones:

  1. You don’t own real estate but need everything else we do - We serve non-real estate clients with expertise and services to help them downsize or settle an estate.

  2. Require downsizing or executor support & guidance - We know downsizing for yourself or a loved one or even being named as an executor can be an intimidating process. We  support you in making the necessary decisions to move forward, without being pressured.

Financial Highlights of the Gordon’s Downsizing or Estate without Real Estate Package

  1. $2999 Up Front Project Management Fee*

  2. $90-$100/hr for Transition Services

  3. Managed 3rd party services at cost markup

*Scope dependent.  Repeat clients who previously sold a property through Gordon’s get 50% off the Project Management fee on future moves or estate settlement projects as well as reduced rates on Transition Services.

Probate Package

When estate planning for yourself and your loved ones, something we all have to consider is our Will and Estate Trustee/Executor.  When someone has passed on, the Executor will file for probate in order to execute the desires of the deceased in accordance with the Will. Filing for Probate is one of the first steps an estate trustee needs to make - and we can help ensure it’s done efficiently through our trusted partners. 

 

Because probate is a legal matter, it’s very important to ensure that your appraisals are certified (i.e. completed by accredited appraisers) to ensure your fiduciary responsibility is accurately reported.  That’s why Gordon’s provides a Probate package. Since 1956 we’ve used our expertise to help thousands of people ensure a positive probate experience.

  2. Project Discussion & Planning - Based on the initial discovery session, our team leads will explain the scope of the project to you and outline the planning and stages that we anticipate. Resource Scheduling including 3rd parties - Our Real Estate Admin & Estate Services Managers determines the best way to market the house, as well as get it ready for sale. Plus we help you with sorting, packing, cleaning, shipping, and managing any extra assets.

  3. Project Execution - Our Team Leads & Transition Specialists oversee all elements of the process so that you can focus on what matters: you and your loved ones.
