1. Needs & Contract Discussion

First, you’ll meet with our leadership team who will listen to you and help you to determine your goals and a plan of action. If you agree, you will sign a contract at this stage.

2. Appraisals for Probate

We will prepare certified real estate and general contents appraisals so the probate applications can be completed and your official status as executor of the estate is recognized by the Ontario court so that you may begin settling the estate on behalf of the deceased.

3. Project Discussion and Planning

Our team lead will meet with you to listen and review your goals as they relate to the Will and estate settlement.  They will then outline a plan that will deliver on your goals and get your feedback before taking action.

4. Project Execution

Your Team Lead & Transition Specialists will oversee all elements of the process so that you can focus on what matters: the other professionals involved in the estate, your stakeholders, the beneficiaries, and yourself and family.  We manage the sorting, packing, cleaning, shipping, selling, donating, and disposal of the personal property.  We also schedule and manage any required third parties, such as property managers, handymen for repairs, auctioneers, shippers, cleaners, and waste disposal companies.

5. Real Estate

Our Real Estate Team determines the best way to market the property and prepare it for sale. Once we have your agreement on the approach, we list the property and manage the sale process. We get unsolicited positive feedback on how great the real estate process was not only from clients but also from the agents representing the potential buyers of the property who thought our process was seamless and professional.

6. Invoicing and Client Feedback

Once your estate settlement has been completed with the personal property dispersed and the real estate listing sold and closed, we discuss the outcome with you. Because we managed the physical asset envelope of the estate settlement from end to end, we take full responsibility for your end to end satisfaction.

  1. Market rate real estate commission includes: the sale of real estate, certified real estate, and general contents appraisals for probate, unlimited project management, and interim funding of all project expenses

  2. Hourly fees for the Transition Services (as required by you)

  3. Managed third party services at cost (approved by you)

  4. Financial recovery on the sale of excess items (typically through MaxSold Inc.)

Being the Executor for an estate (Estate Trustee) is a considerable responsibility - juggling fiduciary responsibilities, stakeholder communications, beneficiaries, and 10+ professionals in varying industries just to settle the physical assets of the estate (including appraisers, auctioneers, lawyers, real estate agents, and property managers to name a few).  That’s a lot to manage whether you’ve done it before or not.  The good news is, since 1956, we’ve established ourselves as experts in providing estate settlement solutions for executors of estates and their estate administration support (estate lawyers, trust officers, etc.).
