Preparing for Probate

SERVICES > REAL ESTATE

Gordon’s Downsizing & Estate Services Ltd. is a fully-licensed independent Real Estate Brokerage and for the past 40 years, we’ve been experts in selling seniors’ homes. Our 98% success rate proves that our approach is the best on the market.

At Gordon's we deliver predictable results. Our experience has shown us that:

  • You don’t want your home on the market for months and you don’t want to sell it for less than it is worth.

  • Proper planning from the onset allows us to sell the house in less than 7-14 days.

  • A successful home transaction is about education not salesmanship.

  • Ensuring our clients are up-to-date and educated on all aspects of the transaction (including anticipating all potential buyer questions) ultimately provides the smoothest process for all parties.

We have proven thousands of times that this approach will generate the highest price for your property with the shortest waiting period. We don’t consider ourselves to be a real estate company, but rather a trusted partner in a major life transition. At Gordon’s, our relationship doesn’t revolve around the house, but rather our customer’s circumstance.

Some clients also choose to sell their property by auction. Although we don’t employ real estate auctions much anymore, our company has deep real estate auction roots having successfully sold over 2,000 properties by auction across Ontario. If you're interested in offering your property by auction, just ask. No one in Ontario has better answers.

See who you’ll be working with.

Preparing for Probate

When someone has passed on, their executor - now known as the estate trustee, will typically have to file for probate in order to gain full authority to administer the estate in accordance with the Will. This is true for most estates with real estate or accounts in Canadian banks. If probate is required, filing is one of the first steps an executor of an estate needs to make - and we can help ensure it’s done efficiently through one of our trusted partners.

Contents and real estate must be assigned a value for probate. It’s best practice to ensure that appraisals are done by accredited appraisers, which is standard procedure at Gordon’s. Getting probate in hand quickly and efficiently allows the executor to move forward quickly and confidently.

Once we get a sense of the estate’s complexity, we can refer you to one of our trusted partners for probate filing.  If all you need are the appraisals for probate, we can help with that too.

Our team provides, certified, probate appraisals including real estate appraisals and contents appraisals.

What does the process look like?

  1. Needs & Contract Discussion - First, you’ll meet with our sales team who will listen to what you need help with, then come up with the right plan of action.

  2. Project Discussion & Planning - Based on the initial discovery session, our team leads will explain the scope of the project to you and outline the planning and stages that we anticipate. Resource Scheduling including 3rd parties - Our Real Estate Admin & Estate Services Managers determines the best way to market the house, as well as get it ready for sale. Plus we help you with sorting, packing, cleaning, shipping, and managing any extra assets.

  3. Project Execution - Our Team Leads & Transition Specialists oversee all elements of the process so that you can focus on what matters: you and your loved ones.

  4. Invoicing and Client Feedback - We guarantee your peace of mind when you choose a Gordon’s bundle package that includes the sale of your home, therefore,  our Office Team will connect with you to ensure your experience was as easy and stress-free as possible.
