- Donations and clearing: Arranging donations of usable items and removal of the remaining contents.
- Moving and setup: Coordinating packing, transportation, unpacking and setup in your new home.

You can learn more about the complete offering on our full downsizing service page, or explore how our move management team coordinates packing, moving and settling into a new home.
Our full-service downsizing program is available to homeowners who list their property with Gordons Real Estate Brokerage. This allows us to coordinate the move, household contents and home sale as one project. If you only need packing or moving assistance, a standalone moving company may be a better fit.
Comparing Downsizing Services in Hamilton and Niagara
You can organize a downsizing move yourself by hiring movers, organizers, auction providers and a real estate agent separately. The challenge is coordinating their schedules, costs and responsibilities while preparing your current home for sale.
Gordons brings these services together under one coordinated plan, with a team lead overseeing the transition.
Our Six-Step Downsizing Process in
Hamilton and Niagara
Gordons coordinates the downsizing process around your plans and moving timeline. Here’s what you can expect when working with our team.

Free Initial Consultation
We walk through your home, discuss your plans and timeline, and explain how our services could help. There’s no obligation to proceed.

A Plan for Your Move
We develop a coordinated plan for sorting, packing, moving, contents sales and preparing your home for sale. You’ll review and approve the proposed work before it begins.

Sorting and Organizing
A Transition Specialist works with you room by room to decide what to keep, give to family, sell or donate. You remain involved in decisions about your belongings.

Moving and Settling In
Our team coordinates packing, moving and setting up your new home, with the timing planned around your move-in date.

Selling and Clearing Remaining Contents
Items of value can be sold through MaxSold online auctions. We also arrange donations and removal of the remaining contents, with an accounting of applicable sales and costs.

Preparing and Selling Your Home
Once the property is ready, our real estate team manages the listing and sale, with the timing coordinated around your transition.

Paying for Downsizing Before Your Hamilton or Niagara
Home Sells
Moving expenses often come due before your current home sells. Packing, movers, cleaning, repairs and property preparation can all add up, particularly if you’ve already moved into a retirement residence.
Through our interim funding program, Gordons can cover approved project expenses upfront and recover those costs from the proceeds of your home sale at closing. Depending on your circumstances and the agreed plan, interim funding may also cover retirement residence rent while your property is being sold.
Before work begins, we review the services required and provide an estimate of the expenses to be covered. Project management is included in the real estate commission, while approved moving, preparation and other third-party costs are accounted for separately.
This approach can make it easier to plan your move and prepare your property for sale without paying each approved expense as it arises.
Planning a Downsizing Move in
Hamilton or Niagara
Gordons helps coordinate the household contents, move and home sale so you don’t have to arrange each part separately.

Selling, Donating and Clearing Household Contents
Municipal bulk collection can help with individual unwanted items, but it isn’t designed to manage a complete household cleanout.
Hamilton allows a maximum of four bulk items per booking, with size and weight restrictions. Niagara Region also limits eligible large-item collections to four items and doesn’t accept appliances or metal household items through its curbside collection service.
Gordons coordinates the remaining household contents as part of the downsizing process:
- Sell: Suitable furniture, collectibles and household goods can be sold through MaxSold online auctions. Learn more about our auctions and contents liquidation service.
- Donate: Usable items can be directed to donation organizations, subject to their acceptance requirements. Local options include Habitat for Humanity ReStores in Hamilton and Niagara.
- Clear: We arrange removal of remaining items and help prepare the property for sale.
You don’t need to spend weeks clearing the house before contacting us. We can assess the contents and develop a plan for what stays, what sells and what needs to be removed.

Finding Your Next Home in Hamilton, St. Catharines or Niagara
Whether you’re moving into a retirement residence, rental apartment or a family member’s home, the space available and your move-in date will affect how you plan your transition.
Gordons can help with retirement community matching and virtual floor planning, so you can determine which furniture and belongings will fit before moving day. Our senior real estate service explains how we coordinate these decisions with the sale of your existing property.
Before choosing a retirement residence, you can check its licensing and inspection information through the Retirement Homes Regulatory Authority. The City of Hamilton also provides a housing options guide for older adults to help residents compare different living arrangements.
Our guide to what to look for in a retirement community covers additional questions to ask during a tour.

When a Parent Needs
Long-Term Care
Long-term care is different from retirement living. In Ontario, eligibility assessments and placement applications are managed through Ontario Health atHome. If a parent needs long-term care, a care coordinator can explain the application process, eligibility requirements and available options.
Gordons doesn’t manage long-term care admissions or determine when a placement becomes available. Once the timing of a move is established, however, we can help plan the household transition and sale of the property.
For more information, see our guide to retirement residences versus long-term care homes.
If you’re settling a parent’s estate after a death rather than planning a move, our estate settlement services in Hamilton and Niagara are a better starting point.
Frequently Asked Questions
Are senior move managers worth it?
Senior move managers can be helpful when you’re sorting through a full household, coordinating a move and preparing a property for sale. They assist with planning, organizing belongings and managing moving services. With Gordons, project management is included in the real estate commission when you list and sell your home through our brokerage. If you only need transportation and basic packing, a standalone moving company may be a better fit.
How much does senior downsizing cost in St. Catharines?
The cost depends on the size of your home, the belongings that need to be sorted and the services required. When Gordons lists and sells your property, project management is included in the real estate commission, while moving, cleaning, repairs and other third-party services may involve additional costs. Approved expenses can be covered through interim funding and recovered from the sale proceeds at closing. Your initial consultation is free.
Does Gordons provide downsizing services throughout the Niagara Region?
Yes. Gordons provides downsizing and transition services in St. Catharines, Niagara Falls, Grimsby, Lincoln, Thorold, Port Colborne, Fort Erie and other Niagara Region communities. Our team coordinates sorting, moving, household contents and the home sale, so you don’t have to arrange each service separately.
What is the best age to downsize your home?
There’s no set age to downsize. The right time depends on your finances, mobility, home maintenance responsibilities and the kind of living arrangement you want. The City of Hamilton’s housing guide for older adults can help you compare your options, whether you’re considering moving soon or planning ahead.
What should you avoid when downsizing?
Avoid setting a home-sale timeline without considering where you’ll move and how much time you’ll need to prepare. It’s also worth planning ahead for furniture that won’t fit, belongings that need to be sold or donated, and the costs of moving. Our guide to nine common downsizing mistakes covers additional considerations.
