New Home Search Support
We will support you in finding a new place to call home whether it’s a purchase, rental, retirement community, etc.
With your new home layout and items, we build and execute a plan that’s right for you (pack, move, sale, donate, etc.).
Covers the care and distribution of your physical assets via managing providers (Auctioneers, Movers, Disposal, etc.).
Downsizing For Renters
If you don’t have a home to sell, fear not. This service offers the same great service at an affordable price for you or your loved ones. Since 1956, we’ve established ourselves as experts in providing solutions for downsizers and/or powers of attorney (POA). Included in this service are project management services to keep you on track, transition services for downsizing and we’ll help you manage the 3rd party services as desired.
In general, this service is not available to those with a home to sell who choose not to use our Brokerage to sell their property. Over many years, we’ve learned that we often cannot properly manage a successful downsizing project if a third-party real-estate agent is selling the home. Very simply, a third-party agent’s interest and experience are only related to selling the house. They are neither equipped, interested nor financially accountable for making sure all of the elements of your transition are seamless. More often than not this leads to miscommunication and added stress and expense for you. You’re more likely to be unhappy. When we sell your house as part of our downsizing for homeowners service, our real estate commission supports your transition services and helps guarantee your satisfaction across the many non-real estate activities we will perform and manage for you. If something doesn’t go well we have the financial resources to make it right and ensure your satisfaction.
Note: This service is currently available in limited regions. However, we have partners across Ontario and would be happy to put you in touch with a downsizing service provider if we cannot serve you directly.
Our Downsizing for Renters service is a great fit for you if you:
1. Needs & Contract Discussion
First, you’ll meet with our leadership team who will listen to you and help you to determine your high level goals and plan of action. If you agree, you will sign a contract at this stage and pay a deposit.
2. Project Discussion and Planning
Our team lead will meet with you to listen and review your goals in detail. They will then outline a plan that will deliver on your goals and get your feedback before taking action.
3. Project Execution
Your Team Lead & Transition Specialists will oversee all elements of the process so that you can focus on what matters: you and your loved ones. We manage the sorting, packing, cleaning, shipping, selling, donating, and disposal of any items that you won’t take with you to your new home. We also schedule and manage any required third parties, such as auctioneers, movers, cleaners, and waste disposal companies.
4. Moving into your New Home
Your Team Leads and Transition Team will move your belongings into your new place, and ensure everything is settled just the way you want it - furniture placed, bed made, pictures hung, clothes away, and boxes gone.
5. Invoicing and Client Feedback
Once your downsize has been completed, we invoice you for the remaining costs and gather any feedback you have for us.
What does the process look like?
Financial Highlights of Gordon’s Downsizing for Renters
Flat fee deposit up front to cover our project management activities*
Hourly fees for the Transition Services (as required by you)
Managed third party services at cost (approved by you)
Financial recovery on the sale of excess items (typically through MaxSold Inc.)
*Scope dependent. Repeat clients who previously sold a property through Gordon’s are eligible for a discount on our standard project management fee.
